Where to get started?

 

Home buying can feel like a daunting task.  But its not if you have the right guide helping you navigate the process!  A buyer's agent is a real estate agent who represents you through the whole process. They help you look at homes, find financing, figure out what is best for your situation, write an offer, negotiate contract, navigate terms of the contract, get to closing and ultimately home ownership. When you enlist a buyer's agent they have taken an oath to look out for your best interest and hold confidences.  And best of all there is no cost to you for the buyer agents services.  When a house is listed the agent who list the house has agreed to split their commission with the buyers agent. It's a win/win. They get a buyer and you get representation in the transaction.

*Earnest Money is typically $500 for under $200K and $1,000 or 1% of sales price over $200K.  Earnest Money applies to your down payment on the home. Due with  accepted offer.

 

*Home Inspection is an expense to make sure the home you are purchasing is in good health.  This cost is typically within 7 days of making the offer and is about $350 to $500.

 

*Appraisal is relevant if you are doing a loan and it is an inspection by the lender to make sure the house is ‘worth’ what you are borrowing. Cost is approximately $450 to $550.

 

*Septic Survey and Termite these are sometimes optional and additional inspections.  The cost will often be added into the closing cost due at closing with the attorney. 

 

Closing With Attorney is when the house becomes yours.  Typically closing cost and down payment are due at closing (less earnest money) Down payment depends on the program and closing cost depend on your home and what you have negotiated the seller to pay.
