Going the extra mile when showing your home

Go the extra mile when getting your home show ready. The average buyer looks at 7 homes. That means you nead to set yourself apart from your competition. You can do this easily by creating an experience for the buyer when they come in to your home. It will take some extra effort on your part but it provides proven results.

Some ways to have your home really stand out:

Have soft instrumental music playing, a tv on mute playing a classic movie. Some of my favorite music to have playing is Jim Brikman. My favorite movies are black and white classics.

Smells matter, have a plug in in a clean scent for each floor of your home. Consider wiping down the bathroom and/or floors with a scented swiffer wet. If you have a candle that is not strong light it.

Turn every light on in the house, including halls, lamps, closets. This makes the house look inviting and bigger. Helps your seller feel like you are open and honest.

Fresh flowers in vases in 2-3 places. Keep the house clean and clutter free but adding a small living element in most rooms like fresh flowers, fresh fruit, etc really helps your home be memorable.

In the kitchen leave out two bottled waters and a couple of cookies on a plate with a hand written note on nice stationary, thank them for previewing the home and mention nearby favorite restaurants, schools, parks your favorite things about the neighborhood and the house. Take it a step further and replace the bottled waters with a glass pitcher with lemon slices and ice water along with two glass cups. While the buyers may not utilize your hospitality its a gesture that helps your home stick out and endears you to them.

The goals of these steps is to make your home feel inviting, have them take a second look around, and help your home stand above the competition. It takes effort but in the end it will help you sell your home quickly.
