Just a few weeks back I had two sets of newlyweds contact me. Both had married in the past year and both were hoping to buy their first home. "We want to purchase when our lease is up, but don't have much to put down." said the the first couple. They were unsure of their options or what to do next. We talked about a 3% down finance option that would work for them. I then got them in touch with a loan officer. After a few minutes they were approved and we were on-line together looking at homes. Before long they were under contract on their dream home. Best of all we set them to close where they would be 2 months without a house payment. That's 2 months without house or rent payments so they can absorb their moving expenses - that has eliminated a lot of stress and helped make the process more enjoyable. The second couple came into my office pre-approved with a 100% financing option and had a list of houses to view. This is always a good thing for a Realtor. We quickly narrowed their selection down and began the offer process. After corresponding with their lender I realized they were being hit with some large fees. I encouraged them to shop their loan and sure enough they were able to substantially lower their cost. They ended up feeling like they made a good decision and walked away from the closing with smiles on their faces.
